How Much Does Home Staging Cost in 2026? Physical vs. Virtual, With Real Numbers

What physical, outsourced virtual and AI home staging cost per listing in 2026, when each one is worth it, and the math for a typical 20-photo listing.

Ask what home staging costs and you get answers ranging from forty cents to six thousand euros. All of them are correct; they describe three different products. This guide puts numbers on each, then does the math for one typical listing so the options are actually comparable.

Prices below are typical quoted ranges as of August 2026. Physical staging varies enormously by city and property size; where we cite a specific vendor price, we note the date we checked it.

Option 1: Physical staging

Physical staging means real furniture in the real house: a consultation, a design plan, rented furniture, delivery, and de-staging when the property sells.

  • Consultation only: roughly €150 to €600. A stager walks the property and leaves a to-do list; you do the work.
  • Occupied staging: commonly €500 to €2,500. The stager works with what the owner has, supplemented with rented accessories.
  • Vacant staging: the expensive one. Furnishing the main rooms of an empty home typically starts around €2,000 and runs to €6,000 or more for larger properties, usually as an initial fee plus a monthly furniture rental after the first two or three months. A slow sale keeps billing.

What you get for it: real furniture works during viewings, not just in photos. For occupied luxury listings and hard-to-sell vacant homes where every viewing counts, physical staging remains the strongest tool.

Option 2: Outsourced virtual staging

Here a human editor digitally furnishes your photos, one image at a time, and sends them back within a day or two. Typical pricing runs €15 to €40 per photo. Option 3: AI virtual staging

AI staging generates the furnished photo in minutes instead of hours, which collapses the per-image price and changes the pricing model. Two shapes dominate in 2026:

Take a typical vacant three-bedroom listing, 20 photos, main rooms staged:

The pattern: each step down the table cuts the cost per listing by an order of magnitude and the turnaround by one unit of time (weeks, days, minutes). What you give up on the way down is physical presence at viewings and, versus a human editor, instruction-level control over single images.

In Germany, classic staging with furniture hire lands between €2,000 and €6,000 in most cities, with Munich quotes reaching €8,000. France is cheaper outside the capital: €1,200 to €4,000 in Lyon, Bordeaux or Lille, while Paris starts around €2,500 and climbs past €8,000. In Spain, €1,500 to €4,000 covers an apartment in Valencia or Málaga; furnishing a whole chalet, or anything on the Marbella coast, costs more. The Netherlands sits at €1,500 to €4,500 per home, Amsterdam at the top, with furniture rental billed for as long as the listing is live. In the United Kingdom, traditional staging costs £1,500 to £5,000 plus furniture hire, and London quotes of £2,000 to £8,000 are normal. The United States has the widest spread: $1,500 to $8,000 for the install, then a monthly rental that most stagers bill for a three-month minimum. Does staging pay for itself?

Industry surveys consistently point the same direction, with numbers worth quoting carefully. In NAR's most recent Profile of Home Staging, roughly half of sellers' agents said staging shortens time on market, and about one in five reported offers rising by 1 to 5 percent. Even at the conservative end, one percent of a €400,000 sale is €4,000, which is why staging in some form has become standard for competitive listings.

The practical question in 2026 is rarely whether to stage but which rung of the cost ladder each listing deserves. A common split:

  • Physical staging for occupied premium listings and stubborn vacant homes where viewings decide.
  • AI staging for the everyday volume: every vacant or cluttered listing, staged consistently the day it is photographed.
