Virtual Staging Terms, Explained: A Plain-Language Glossary

Virtual staging comes wrapped in jargon. Renders, 2K, decluttering, disclosure: the words are simple once someone defines them, but most explanations assume you already know the field. Sellers hear them for the first time in a quote or a portal guideline and are left guessing.

This glossary defines the terms sellers and agents actually meet, one plain paragraph each. Read it top to bottom, or jump straight to the word that sent you here.

Virtual staging

Virtual staging is furnishing a real estate photo digitally instead of physically. A photo of an empty or cluttered room is edited so it shows the same room furnished and decorated, while the actual property stays untouched. Listings use the staged photo to help buyers see the potential of a space, at a fraction of the cost of renting real furniture.

Home staging (physical)

Home staging in the traditional sense means preparing the real house for sale: renting furniture, arranging rooms, adding decoration, and removing everything once the property sells. It works during viewings as well as in photos, which is its great strength. It also typically costs thousands of euros per listing, which is exactly why virtual alternatives exist.

Virtual decluttering and furniture removal

Virtual decluttering, also called furniture removal, is the digital step that takes things out of a photo: the owner's furniture, clutter on the counters, personal items. It turns an occupied room into a tidy or empty one that can then be restaged in any style. Your original photo is never overwritten; every edit produces a new version alongside it.

AI staging

AI staging is virtual staging performed by an image model rather than a human photo editor. Instead of waiting a day or two for an outsourced edit, the furnished photo is generated in minutes. That makes it practical to stage every photo of every listing, not just a single hero shot. For standard rooms, the quality now rivals manual editing.

Vacant home staging

Vacant home staging is staging applied to an empty property, which is exactly the case where staging matters most. Empty rooms photograph smaller than they are and give buyers nothing to anchor to. Physically furnishing a vacant home is the most expensive form of staging, which is why vacant listings are where the virtual version is used most.

Staging disclosure and AI disclosure

A staging disclosure tells buyers that a photo has been digitally furnished or edited. It can be a caption, a note in the listing text, or a visible bar in the image itself. What the MLS requires for edited photos

Most North American MLSs accept virtually staged photos, and most that do require disclosure: typically a note that the image was virtually staged, sometimes in the photo itself. Rules differ per MLS and change over time, so check your own board's photo policy before uploading. The safe habit is to disclose visibly; no listing was ever penalized for being too clear.

Showcase page

A showcase page is a single shareable web page that collects the staged photos of one property: room by room, often with before and after views, under your own branding, with the right disclosure added automatically. You use the link in emails to buyers, in social posts, or alongside the listing on the portal.

Render

A render is one generated image: the output the AI produces from your photo and your instructions. The same room can have many renders, in different styles or with different furniture, and you keep the versions you like. In virtual staging pricing, "images" usually means renders, so a 20-photo listing can produce far more than 20.

Resolution and 2K

Resolution is the pixel count of an image, and it decides how sharp the photo stays on large screens and in print. Standard renders are plenty for portals and social media; 2K renders, with roughly twice the pixels, are meant for brochures and large formats. House style

A house style is one consistent interior style applied across every room of a listing, so the kitchen, living room and bedrooms look like they belong to the same home. Styles that change from photo to photo are the fastest tell of careless virtual staging. Tools that work per listing rather than per photo keep the style consistent automatically.

Before and after photo

A before and after photo pairs the original with its staged version, side by side or as a slider. It is honest marketing and effective marketing at once: buyers see the real state and the potential in one glance. Because the original is always kept alongside the render, every staged photo can be shown as a before and after.

Restyling

Restyling means staging an already furnished room in a different style: your own living room, but Scandinavian, japandi or classic. Sellers use it to test how a space could feel; homeowners use it before renovating or redecorating. Unlike decluttering followed by restaging, restyling starts from the furnished photo and reimagines it in a single step.
