Virtual Staging Pricing in 2026: What It Costs Per Photo, Per Listing and Per Month

Virtual staging costs roughly €0.40 to €40 per image in 2026. What the three pricing models add up to per listing and per month, plus the hidden fees.

Virtual staging costs between roughly €0.40 and €40 per image in 2026: for a typical 20-photo listing, anything from about €13 to €560. The spread is that wide because virtual staging is sold under three pricing models, and the cheapest price per photo is regularly the dearest price per listing. Below: the three models, two worked examples, and the fees that only appear on the invoice, with competitor prices dated.

The three pricing models

1. Per photo, from a human editor. An editor furnishes each photo and returns it within a day or two, typically at €15 to €40 per image. BoxBrownie charged €21 per staged image on its EU price list when we checked on 24 August 2026, with item removal as a separate €7 service and up to 48 hours per round (our comparison). Precise, but every extra photo and every revision is a new line item.

2. Per photo, from an AI subscription. Tools like Virtual Staging AI sell a monthly plan, $25 to $49 at our last check, with a photo quota or an "unlimited" tier under a fair-use cap. One image in, one staged photo out; consistency across rooms, exports, disclosure and team access are your job (our comparison).

3. Per property, from a listing plan. The Twelve Lumens model: each plan includes a number of properties per month, each with its own image allowance.

Extra images come in packs of 25 for €12 or 100 for €40, so €0.40 to €0.48 each, valid for twelve months. Decluttering, one house style across the listing, bulk export and the showcase page are included in every paid plan.

Worked example: one 20-photo listing

A vacant three-bedroom home, 20 photos, main rooms staged, half of them decluttered first.

For one listing in one month, the per-photo AI subscription wins on the invoice. The human editor costs four to five times as much and takes days instead of minutes.

Worked example: an agent with four listings a month

The same agent, four homes a month, 20 photos each, 80 photos in total.

The per-photo generator is still the cheapest line on the invoice. The difference buys the rest of the job: 80 photos staged in four clicks instead of 80, one consistent style per home, decluttered and staged versions side by side, 2K exports, a showcase page with disclosure built in, unlimited team members. If assembling a listing by hand costs you an hour, the gap is closed. Against the human editor it is thirteen to one either way.

The hidden costs

Five things the sticker price leaves out:

  • Declutter fees. Some vendors bill item removal separately (BoxBrownie: €7 per image at our check); on Twelve Lumens it is part of the same render.
  • Revisions. A different sofa is another round at a human editor, up to 48 hours each. In an AI tool it is a re-render, paid from your image allowance (50 per property on Pro) or photo quota.
  • Turnaround. Two days of waiting is two days the listing is not live.
  • Resolution. Check the export size against your portal's minimum. Virtual Staging AI does not publish output resolution, and Interior AI's own feature list calls its $49 tier "low quality renders" (checked 31 August 2026). Twelve Lumens exports 1K on Personal and Mover, 2K on Pro and Business.
  • Seats. Stagery, a Dutch tool, only unlocks team invitations on its €275-per-month Kantoor plan (checked 24 August 2026); Twelve Lumens includes unlimited team members on Pro and Business.

Hence the rule: €21 a photo beats a $25 subscription on one image and loses badly on twenty, and a $25 subscription beats a €129 plan on the invoice but not once seats, revisions, exports and your own hours are on the same sheet.

Is virtual staging worth the price?

At €13 to €560 per listing, almost always. In NAR's most recent Profile of Home Staging, about half of sellers' agents said staging shortens time on market and one in five reported offers 1 to 5 percent higher. One percent of a €400,000 sale is €4,000, many times any option above.

What does virtual staging cost per photo?

From a human editor, €15 to €40, with BoxBrownie's €21 as a dated example. From a per-photo AI subscription, $25 to $49 a month divided by the photos you run through it. On a per-property plan, Pro at €129 includes 50 images for each of 10 properties, €0.26 per image at full use; extra images are €0.40 to €0.48.

Is there free virtual staging?

Yes, with limits. Twelve Lumens stages your first five images free, no credit card, no expiry, but watermarked: for judging quality, not publishing. Virtual Staging AI also starts free. Stagery offers ten renders that expire after 90 days. BoxBrownie has no free staging credit, and Interior AI advertises no free tier and no refunds.

How does virtual staging pricing compare to physical staging?

One to two orders of magnitude cheaper. Physically staging a vacant home starts around €2,000 and runs to €6,000 or more plus monthly furniture rental; occupied staging is €500 to €2,500. Virtual staging is tens of euros per listing, a few hundred from a human editor. Physical staging still wins where viewings decide the sale.
