Virtual home staging in Houston
Virtual staging for Houston listings — builder spec homes out in Katy and Fulshear, three-story townhomes inside the Loop, and 1950s ranches in Meyerland and Oak Forest. Declutter and stage every room from the photos you already have, in one consistent style or two, with the originals always kept alongside.
Original, decluttered, staged.
Rooms like the ones you sell in Houston. First we remove the clutter, then we add furniture. The room itself never changes.

Houston has no zoning, so the stock collides: 1920s bungalows with pine floors in the Heights and Woodland Heights, three-story townhomes wedged onto their lots in Rice Military, EaDo and the Washington Corridor, low 1950s ranches in Oak Forest and Meyerland — many of them rebuilt and raised after the floods — and mile after mile of master-planned new build in Katy, Cypress and Fulshear. Staging scales to all of it: the suburbs list empty, the townhomes list with a staircase in every frame.
Houston buyers shortlist on HAR.com as much as on Zillow, and right now they can afford to be picky: active listings sit at record levels and a home takes roughly two months to go under contract. Out in Katy and Cypress, a resale gets scrolled past right next to the builder's professionally staged model of the same floor plan. Staged photos are how a resale answers that comparison.
Modern suits Katy and Fulshear spec homes — light furniture that doesn't fight builder-grade tile and greige walls. Heights bungalows take Scandinavian or Mid-century against the pine floors; EaDo and Rice Military townhomes read Industrial, Galleria high-rises Luxury.

AI decluttering
Remove clutter, personal items and tired furniture from any photo in one click — lived-in rooms become clean, neutral spaces without moving a single box.
Photorealistic staging, true to the room
We add furniture and decor, and nothing else changes: windows, floors and walls stay exactly where they are. What buyers see is real and accurate.
Six preset styles — or your own
Stage in Modern, Scandinavian, Luxury, Industrial, Mid-century or Coastal, or describe a custom house style once and apply it to every room and listing. Restyling the same home a second or third way takes minutes — so buyers see what the space could become, not just one version of it.
High-resolution exports, listing-ready
Download in up to 2K for portals and print, watermark-free on paid plans — with an optional "virtually staged" label when your listing rules require disclosure.
A buyer showcase page per listing
Share a polished page with the staged gallery, before/after sliders and property facts — public or password-protected, disclosure built in.
A fraction of the cost and time
No furniture to rent. No waiting. Stage a whole Houston home the same day it is photographed — for less than staging one room the old way.
Ready for Zillow and the MLS — disclosure built in
Add a small label to every staged photo: "virtually staged, for inspiration purposes". It follows the photo rules of the big platforms. So you can upload staged images without worry — and buyers always know what they are looking at.

Virtual staging in Houston — common questions
How much does virtual staging cost in Houston?
Physical staging of a vacant three-bedroom in Houston generally runs $2,500–$6,000 over the first couple of months, plus a few hundred per room per month while it sits. Twelve Lumens stages the same rooms from the photos you already have — the first 5 images are free with no credit card, and paid plans are a few tens of dollars a month, cancellable monthly.
Can I put virtually staged photos on HAR?
Within the usual MLS limits, yes: you can add furniture and decor, but you can't change the property itself — no added pool, no repainted wall — and the photo description has to say the image is virtually staged. Our AI leaves walls, floors, windows and the camera angle exactly as photographed, exports carry an optional label stating the photo is virtually staged for inspiration, and the untouched original stays beside every staged version.
Can you stage a three-story townhome where every room opens onto the stairs?
That's the Rice Military and EaDo problem, and it's mostly a scale problem. Furniture is sized to a narrow floor plate, so the second-floor living room reads as a room rather than a landing, and the stair rail, the window wall and the ceiling height stay exactly as shot. Bedrooms on the first and third floors get the same treatment in the same style, so the listing hangs together floor to floor.
