How much does home staging cost in Johannesburg?

A stager here charges about R950 an hour to walk the house and write the report, then roughly R15,000–R35,000 to dress the rooms that carry the listing and R40,000 upwards for a whole empty house, with furniture hire of around R10,000 a month for as long as it stays on show. The owners have already moved to the Cape and the house is standing empty — is it still worth staging?

That is the case where it earns the most here. Between semigration and investor resales, a lot of Joburg stock gets photographed with nothing in it, and an empty double-volume lounge reads as an odd shape rather than a room — nobody can tell from the picture where the couch, the dining table and the TV wall are meant to go. Furnished, they can, and that counts double for the buyer working through your listing from Cape Town or Dubai who will walk the house once before deciding.

Do we have to say the photos are virtually staged?

Say so, yes. The Property Practitioners Act's mandatory disclosure form covers the condition of the property, not the furniture in it, and the Consumer Protection Act leaves you with a plain duty not to mislead a buyer. Nothing structural moves in any case — burglar bars, aluminium windows, the inverter on the scullery wall and the boundary wall stay exactly as photographed. Exports can carry an optional label stating the image is virtually staged for inspiration, your originals stay alongside the staged versions, and showcase pages carry the disclosure built in.
