Virtual home staging in Cape Town

Virtual staging for Cape Town listings — Victorian semis in Woodstock, sectional-title flats off Sea Point's Main Road, double-storey family houses in Rondebosch. Each room is cleared of clutter and furnished from the photographs you already shot, one style through the whole house or a second style minutes later, originals kept alongside.

Original, decluttered, staged.

Rooms like the ones you sell in Cape Town. First we remove the clutter, then we add furniture. The room itself never changes.

Cape Town changes stock every few kilometres. Woodstock and Observatory are rows of Victorian semis — pressed ceilings, one room deep, a long central passage — with warehouse conversions behind them in Salt River. The City Bowl runs from Edwardian cottages in Tamboerskloof to sixties walk-ups in Gardens; Sea Point and Green Point are sectional title end to end; Rondebosch, Newlands and Claremont hold the double-storey family houses, and Durbanville the security estates. Furniture changes register from suburb to suburb; nothing else in the room does.

Why it works in Cape Town

Plenty of the buyers on a Cape Town listing are nowhere near Cape Town. Gauteng semigrants, returning South Africans and offshore buyers work through Property24 from a distance, then fly down for one weekend of viewings and a Sunday show day, and what makes that list is decided on photographs alone. Open mandates sharpen it: the same flat appears three times from three agencies, and the set that shows the rooms furnished gets the call.

Styles that sell in Cape Town

Coastal suits the Sea Point and Muizenberg flats; Scandinavian opens up the narrow Victorian semis of Observatory and Woodstock, and the Salt River loft conversions take Industrial; Mid-century fits the Southern Suburbs family houses, Modern the Durbanville estates.

What you get

Everything you need to sell Cape Town listings faster

Twelve Lumens is a full staging studio in the browser — built for agents, photographers and owners.

AI decluttering

Remove clutter, personal items and tired furniture from any photo in one click — lived-in rooms become clean, neutral spaces without moving a single box.

Photorealistic staging, true to the room

We add furniture and decor, and nothing else changes: windows, floors and walls stay exactly where they are. What buyers see is real and accurate.

Six preset styles — or your own

Stage in Modern, Scandinavian, Luxury, Industrial, Mid-century or Coastal, or describe a custom house style once and apply it to every room and listing. Restyling the same home a second or third way takes minutes — so buyers see what the space could become, not just one version of it.

High-resolution exports, listing-ready

Download in up to 2K for portals and print, watermark-free on paid plans — with an optional "virtually staged" label when your listing rules require disclosure.

A buyer showcase page per listing

Share a polished page with the staged gallery, before/after sliders and property facts — public or password-protected, disclosure built in.

A fraction of the cost and time

No furniture to rent. No waiting. Stage a whole Cape Town home the same day it is photographed — for less than staging one room the old way.

Safe for the portals

Ready for Property24 and Private Property — disclosure built in

Add a small label to every staged photo: "virtually staged, for inspiration purposes". It follows the photo rules of the big platforms. So you can upload staged images without worry — and buyers always know what they are looking at.

01

Upload your listing photos

Straight from your phone or your photographer's shoot. Photos are organized by room.

02

Declutter and stage each room

One click removes clutter; one more stages the room in a preset or custom style. Architecture stays locked.

03

Publish and share

Export in high resolution for the portals, or share a buyer showcase page with built-in disclosure.

Virtual staging in Cape Town — common questions

What does virtual staging cost in Cape Town?

Physical staging here is quoted per property. Cape Town stagers work at around R950 an hour for a consultation and R1,250–R2,250 for a written styling report, with furniture hire billed by the month on top — and a Cape Town home takes two to three months to sell, so the hire runs the whole way. Twelve Lumens stages the same rooms from the photographs you already have: the first five images are free with no card, and a paid plan is a few tens of dollars a month, cancellable monthly.

Do I have to disclose digitally staged photos on Property24?

Say it plainly. Property24 and Private Property don't publish a rule written specifically for digitally staged images, so the standard that applies is the code of conduct under the Property Practitioners Act: nothing false, misleading or exaggerated about a property. Your originals stay beside every staged image, exports can carry an optional label saying the photo is digitally staged for inspiration, and the showcase page you send a buyer has the disclosure built in.

Can you take the burglar bars out of the photos?

No — and you don't want that. Bars, security gates and everything else fixed to the building stay exactly as photographed; windows, doors, floors and the camera angle never move, and only furniture and decor change. A buyer who sees bars in the picture and the same bars on the show day has no unpleasant surprise waiting, which is also why the original photo stays next to the staged one.
