Dublin tells its history in brick: Georgian townhouses around Merrion and Mountjoy Squares, long since split into flats and offices; Victorian redbrick terraces with granite steps and ceiling roses through Ranelagh, Rathmines and Phibsborough; single-storey artisan cottages in Stoneybatter and The Liberties; Edwardian redbricks along the Drumcondra and Glasnevin roads; corporation terraces in Crumlin and Cabra; and glass apartment blocks around Grand Canal Dock. The redbricks sell on rooms most furniture cannot fill; the cottages sell on rooms most furniture overwhelms. Staging scales to both, and the fireplaces, sashes and floorboards stay exactly as photographed.

Why it works in Dublin

Dublin supply never catches up with demand, and most homes still go over asking after weeks of bidding. What has changed is the stock: with small landlords leaving the market, a growing share of listings arrives straight out of a tenancy, photographed with the tenant's furniture or with nothing at all. On Daft.ie, where practically every Dublin buyer refreshes daily, those photos are the shortlist. A decluttered, staged redbrick fills the Saturday viewing queue; a tired ex-rental gets scrolled past at any price.

Styles that sell in Dublin

Luxury staging carries the Georgian drawing rooms and Ranelagh redbricks: furniture with the proportion those ceiling heights demand. Stoneybatter and Liberties artisan cottages sell staged Scandinavian, compact and bright, while Grand Canal Dock apartments take calm Japandi that suits their glass and even light.

Twelve Lumens is a full staging studio in the browser — built for agents, photographers and owners.

AI decluttering

Remove clutter, personal items and tired furniture from any photo in one click — lived-in rooms become clean, neutral spaces without moving a single box.

Photorealistic staging, true to the room

We add furniture and decor, and nothing else changes: windows, floors and walls stay exactly where they are. What buyers see is real and accurate.

Six preset styles — or your own

Stage in Modern, Scandinavian, Luxury, Industrial, Mid-century or Coastal, or describe a custom house style once and apply it to every room and listing. Restyling the same home a second or third way takes minutes — so buyers see what the space could become, not just one version of it.

High-resolution exports, listing-ready

Download in up to 2K for portals and print, watermark-free on paid plans — with an optional "virtually staged" label when your listing rules require disclosure.

Share a polished page with the staged gallery, before/after sliders and property facts — public or password-protected, disclosure built in.

A fraction of the cost and time

Virtual staging in Dublin — common questions

How much does home staging cost in Dublin?

Physical staging in Dublin is generally quoted at 2,000 to 5,000 euro for a three-bed, plus furniture hire by the month, and stagers book out in busy seasons. Twelve Lumens stages digitally from the photos you already have: the first five images are free with no card, and a paid property includes up to 50 staged images for less than a single week of furniture hire.

Half of what we list now is ex-rental or probate stock. Can staging handle that?

That is the core Dublin job at the moment. The declutter pass strips out the leftover furniture, the drying racks and the last tenancy's odds and ends, then the staging furnishes each room as the home the buyer is actually purchasing, bright and simply done. Fireplaces, sashes and floorboards stay exactly as photographed, and the untouched original is always kept alongside.

Do staged photos need to be flagged on Daft.ie?

Be upfront. Irish consumer law, including the Consumer Protection Act 2007, requires property marketing not to mislead, and PSRA-licensed agents are expected to advertise accurately, so label virtually staged images and never alter the property itself. Daft.ie publishes no detailed virtual-staging rule that we know of, so clear labelling is the safe standard: our edits change only furniture and decor, exports can carry an optional watermark stating the image is virtually staged for inspiration, and the original stays beside every staged version.
