Can you stage a terrace that''s barely four metres wide?
That is the Surry Hills and Newtown problem, and it''s a scale problem. Furniture is sized to the narrow floor plate, a slim sofa instead of a modular, so the front room reads as a living room rather than a corridor, and the fireplace, ceiling rose and shuttered window stay exactly as shot. Upstairs bedrooms get the same treatment in the same style, so the campaign hangs together floor to floor.
Do virtually staged photos have to be disclosed on realestate.com.au?
Australian Consumer Law prohibits misleading or deceptive conduct in property advertising, and NSW Fair Trading applies that squarely to listing photos, so the safe standard is to label virtually staged images and never alter the property itself. We're not aware of a detailed public portal rule on virtual staging, so follow your agency's disclosure practice: our edits change only furniture and decor, exports can carry an optional watermark stating the image is virtually staged, and originals stay beside every staged version.
